Proposed Policy on Roof Replacement Thru Insurance- for review and discussion at January board meeting

At the January 15 Board Meeting a motion will be made regarding roof replacements due to natural disaster damage.

A draft of the policy is below for residents to review and any discussion can be done at the beginning of the January board meeting during the Resident Forum (5:45-6:00pm).

Guidelines for Homeowners Roof replacement due to Natural Disaster Damage In case of fire, weather, or other natural disasters where a roof has been damaged and a claim is being filed through the homeowners insurance, the homeowner will:

  • Contact and work with their insurance company for repair or replacement of the roof.

  • It is the homeowner's responsibility to hire a roofing company.

  • FCHA requires that the roof supplies be the same/equivalent to the Owens Corning (OC) as currently used on Four Colonies Homes

    • Shingles-- Owen Corning (OC) TruDef Duration- color Driftwood

    • Underlayment- OC Fiberglass felt

    • Starter -OC Starter Valley 24" Wide style metal flashing

    • Ridge Vent -OC Vent Sure

    • Ridge- OC Pro Edge

The homeowner is also required to notify the Four Colonies office that an incident has occurred requiring repair/replacement of the roof so that the homes file can be updated.
