Water Entering Homes Due to Ice Damming

We have received reports from some homeowners regarding water entering the home from walls or ceilings. This is due to Ice Damming. You may have heard about this on the news or from an insurance agent. This has become an issue throughout the city due to the extensive amount of snow and ice that has accumulated this week. You may decide to report the damage to your insurance agent if you choose, as this is an act of nature. Four Colonies does not handle this type of damage.. Our roofing contractor has given us the following information that may be helpful to you:

Here are some ways to prevent ice dams:
• Improve insulation
Add insulation to your attic, or increase the amount you already have. Spray foam insulation is recommended because of its air sealing qualities and high R-value.
• Improve ventilation
Install ridge and soffit vents to circulate cold air under your roof. You can also use conventional roof vents for exhaust.
• Seal air leaks
Make sure your ceiling is airtight to prevent warm, moist air from entering the attic.
• Remove snow
Use a roof rake to remove snow from your roof, especially at least six feet from the eaves and in deep valleys.
• Clean gutters
Keep your gutters and down spouts clear of leaves, sticks, snow, and icicles.
• Use an ice and water membrane
When installing a new roof, use an ice and water membrane at least two feet from the edge and in valleys.

STORM DRAINS: The city has asked that if homeowners are able, and you see a storm drain covered by snow, please clear off so to prevent flooding. If you are not able, report to the city. If it is a private/Four Colonies cul-de-sac or private/not main street, same goes, but if you are unable, let the office know and we will try to get maintenance to it on Monday.
