July Board Meeting- Motions Voted On

The following motions were made during the July 17, 2023 Board Meeting.
 

• Ratify new Board of Director member Rich Schneider.

  • Passed

• Approve meeting minutes from the June 19, 2023-  Regular Board meeting .

  • Passed

• Approve R&H Painting to be the annual paint contractor for the current six year paint cycle with the contract terms to be at the discretion of the Four Colonies General Manager.

  • Passed

• Approve new policy for sunshade to be installed on homes.  The policy states:

  • All FCHA homes with Architectural Control Review approval will be allowed to install Sunshade/sails that are attached by hooks to the home and fence structures. (The Sunshade/sails are not to be permanently attached to the side of the home like a roller shade would be.)

  • The shade/sail should be a solid color (no stripes, polka dots, swirls, etc) with the color to be approved by Architectural Control.

  • Recommended height on the home side to be not greater than 12 ft.

  • Material should be protected 185GSM HDPE- high density polyethylene (HDPE) shade fabric

  • The Architectural Control request must indicate how the shade/sail will be securely attached to the home and other anchor point like the fence.

  • The rain/snow drainage from the sail must not impede on neighboring home(s) or patios.

  • If the shade/sail falls into disrepair, it is the homeowner’s responsibility to remove/replace the item.If the homeowner does not maintain, FHCA reserves the right to remove the sunshade/sail with 30 day prior notification.

• Approve an update to the roof replacement policy to include that an Architectural Control form is to be submitted  listing the materials to be used and scope of job due to storm damage.

These motions will be included in the official minutes of the July board meeting and subject to approval at the August meeting.
